Your clients already trust you. Give them somewhere to walk in.

We buy high-end office buildings, upgrade them, and lease them one suite at a time — to operators who already have a book of business. Then we teach you how to fill the room.

We screen before we tour. It takes about four minutes.

101

You're not a startup. You're a business without a front door.

You're running real revenue from a kitchen table or a spare bedroom. The work is good. The clients pay. But every address you give out, every video call background, quietly says you're smaller than you are.

The usual options all fail in different ways. Coworking puts you in a room full of people who don't do what you do. A five-year lease on an empty shell adds a build-out and a personal guarantee on top of the rent. And cheap strip-mall space undercuts the exact impression you're trying to make.

SuiteUno is the third option: one finished suite, in a building we've already bought and upgraded, with people in your own field down the hall.

102

Two things come with the keys.

The suite

A private, finished office, furnished. Shared conference room and front desk. Your name on the door and on the monument sign. Lease terms in plain English, one suite at a time. When you outgrow it, you move down the hall instead of starting a search.

The playbook

Monthly sales and marketing training taught by operators: offer construction, where leads come from, appointment setting, follow-up that doesn't quit at two touches, referral systems.

Rent buys you the room. This is how you pay for it.

"You didn't get here by accident. Stop working somewhere that suggests you did."
103

Not everyone gets a suite.

We only make money when you stay and grow, so we'd rather turn you down today than watch you break a lease in eight months. Three things we look for:

You have paying clients right now

Not a launch date, not a plan, not a pipeline of maybes. Revenue that already exists.

You're the one who sells

An owner-operator who talks to clients. If you've fully delegated sales, the training won't move anything.

You'll actually show up

The training is included, not optional. The tenants who grow fastest are the ones in the room every month.

If you don't have clients yet, an office won't fix that. Come back when you do and we'll hold the door.

104

Every hallway has a theme.

We group each location by what our members do, so the person at the coffee machine is a referral source instead of a stranger.

105

Apply for a suite.

Four minutes. We read every one and come back within two business days with a tour time or an honest no.

Be honest here. It's the first thing we look at.
